When you swap a company for land you have swapped legitimate returns from innovation and productivity for rent seeking. You are betting that the government and central bank will crank up inflation via mortgage lending and you are hoping others make investments around your land. You are also betting that the government will keep taxes high on incomes, sales, corporations, inheritance so they can be low on capital gains on land. It is impossible to make money from land without making the poor poorer. The poor suffer higher rents and receive no capital gains on property to offset their taxes.
